Determine the current state of your roof and figure out whether your roof needs an overlay or a complete tear-off and roof replacement. If a new membrane can be installed over the current roof, you’ll save costs in the short term, but be careful of shady contractors who are willing to install a membrane over a roof with structural damage. Doing so will only lead to more expensive and disruptive problems down the line.

Inspecting the roof for damage. Sloped roofs should be free of any warping or bending, as this shows that the roof is nearing the end of its lifecycle. Likewise, flat roofs should be completely flat and free of any bulges or other indications of damage to the roof deck. If areas of the roof give too much, or if there is significant pooling of water, a new roof may need to be installed.

In the case of an overlay, the roof deck needs to be in healthy condition to support the weight of the new roof. While many business owners would prefer a simple fix, you must be absolutely sure that the deck is in good shape, or you’re asking for more trouble in the future.
